University Suites is a planned student community located less than 5 minutes from the NC State campus as well as Shaw University, Peace College, St. Augustine's, Meredith and close to the Centennial campus off Trailwood Drive.
The following information will assist you with renting a townhome at University Suites. When you rent from University Suites the contents of this off campus housing guide becomes a part of your lease agreement. Please read and understand completely before signing your lease.
How do I rent a townhome at University Suites?
- Fill out the Application and the Parental Guarantor Form and return it to the management office.
- University Suites will be leased to groups of three (3) and four (4) on a first come, first serve basis. Once all individuals have returned their applications and paid the application fee, management will notify you that your application was approved, a townhome was reserved for you, and you can sign your lease agreement.
- A security deposit will be due with your application. Call for the security deposit amount. Make the security deposit check payable to University Suites. Upon occupancy by resident, the security deposit will be retained by landlord during the term of the lease and the balance returned according to the terms of your lease agreement. A $145 non refundable administration fee is also due.
- How and when do I pay rent installments? The first monthly installment is due on the first day of August and on the first day of each month thereafter. A 5% late fee is charged if the total installment due is not received by the 5th of each month. Make checks or money orders payable to: University Suites 763 J. Clyde Morris Blvd. Bldg. 1-B Newport News, VA 23601d. Semi-annual payments are due on August 1st and February 1st. Annual payments are due August 1st. (No cash will be accepted.) Other Important Information
- Lease Renewal: Our current tenants have first choice renewing their lease. Tenants will receive a renewal letter at the beginning of the 2nd semester asking them to renew. All tenants wishing to renew must do so by the deadline given on the renewal letter or the townhome will be subject to pre-leasing on a first-come, first serve basis to all students. If a renewing group has new tenants for the new lease, then the new tenant must provide an application and pay a $45.00 nonrefundable application fee along with a security deposit upon signing the new lease.
- Subleasing is permitted only with approval of management and all remaining tenants in writing. Pick up subleasing forms in the management office, fill out completely and return to the management office along with a nonrefundable $150.00 subleasing fee. The original tenants will not be released from any of the original lease terms. If the sublessee does not pay the agreed amount, the original tenant is obligated for the balance.
- Early lease termination: Tenants are obligated to pay for the full lease term agreed upon. If a problem arises the tenant should find a student to sublease or continue to pay the balance of the lease on time. Management suggests talking to friends, posting flyers on campus and placing ads in the university newspaper as ways of locating someone to sublease the remaining portion of the lease.
- Use of Clubhouse. The use of the common areas of the townhome community including, but not limited to, the Clubhouse, pool and surrounding area, fitness center, tanning beds and other facilities are for all residents and their limited guests (no more than two (2) at a time, except at an approved resident function) (No guest tanning). You must accompany your guests at all times and you are responsible for their behavior. Management reserves the right to discontinue the use of all facilities by any resident who does not abide by the rules and regulations posted or anyone in violation of their lease agreement. Swimming pool rules are posted and must be followed. No glass containers are permitted in the pool area at any time.
- For the enjoyment of all our residents, NO PETS are permitted at University Suites. 6. For the enjoyment of all our residents, no large parties of 25 or more people are permitted without approval from management.
