How do I rent a townhouse at University Suites at Port Warwick?

1. Fill out the application linked to below and return it to the leasing office along with a $25 per person nonrefundable application fee.
2. University Suites will be leased to groups of three (3) and four (4) on a first come, first serve basis. Once all individuals have returned their applications and paid the application fee, management will notify you that your application was approved, a townhome will be reserved for you, and you can sign your lease agreement.
3. Sign a lease and have your parent or guardian sign a guarantors statement linked to below. Your parent/guardian guarantees your portion of the rent and any damages that may occur. Your lease will be an individual lease, that is, you are only responsible for your rent and not any of your roommates' rent.
4. Pay a security deposit of $200.00 and a non refundable administrative fee of $100.00. Upon occupancy by resident, the security deposit will be retained by landlord during the term of the lease and the balance returned according to the terms of your lease agreement.
5. How and when do I pay rent installments? The first monthly installment is due on the first day of August and on the 1 st day of each month thereafter. A 5% late fee is charged if the total installment due is not received in the management office by the 5th of each month. Make checks or money orders payable to University Suites and put your unit number on the memo line. Semi-annual payments are due on August 1st and February 1st. Annual payments are due August 1st. (No cash will be accepted.)
